Marketing Your Home

The first step in marketing your home is setting the right price. Statistics show that longer market times result in reduced sale prices. Have an appraisal done on your home to determine the current value.

You will need to aggressively market your home. Strategize ways to reach as many potential buyers as possible in order to allocate your advertising dollars wisely.

Here are a few tips:

- Place an ad in the local newspaper. The ad can be small, but should include a description of the home, the price, and a telephone number. If you hare having an open house, indicate the date and time. (i.e. Open Sunday 1:00- 4:00).

- Place a sign on your lawn (if not prohibited by local ordinance).

- Consider how you can minimize lost inquiries while you're not home.
Publish your cell phone number or make sure your answering machine is turned on and the message is current.

- Create flyers which include specifics about the house, such as square footage, number of bedrooms and baths, tax information, your name and telephone numbers. Give them to neighbors and friends and post them wher permitted. Make them readily available during Open Houses or scheduled viewings.
